When Scoping water damages:

What is the source of the leak?

How many rooms are affected?

Are the ceilings and walls damaged?

Size of the damaged area?

Is there any molding on the walls?

Are the walls painted a non generic color?

How are the ceilings and walls finished?

Is there base molding or other carpentry items?

Is there damage to the flooring?

What type of flooring is preexisting?

Are there any damages to light fixtures?

Is there any damage to personal property and electronics?

Do the walls have additional or upgraded features (ie - chail rail, paneling, crown molding, etc)?

Note the number of interior and exterior walls that have been affected. (know that the reason for documenting this is so that in the event that there is damaged insulation, you will know which walls to add the insulation to.

Did the water enter through the floors, walls, or ceilings?
When scoping damages on a Fence:

What is the age and condition of the fence?

Is this wood fence finished?

What is the height of the fence?
When Scoping Tree Damages:

What is the nature of the damage?

Where did the tree fall?

Size and type of tree?

Did the Tree damage any covered structures?

Who does the Tree belong to?

How old is the Tree?
When scoping for Gutters:

What is the type and material of the Gutter?

What size Gutter?

Are there gutter guards/ screens attached?

Are there snow guards present?

Are downspouts present/ are they the same size of the gutters?
When scoping the exterior elevations:

What type of material is the structure composed of?

Is there siding present?

If there is siding, what type of siding is it?

What is the Height of the elevations, up to its peak?

What type of widows are present?
-
What type of windows are present if damaged?

How many doors are present on each elevation?

What type of trim is present on the home?

What type of soffit/ fascia is present on the structure?

Are there signs of preexisting damage?
When scoping the Roof:

How many stories is the roof?

Is there Overhang? If so, how much?

Are the gutters nailed through the drip edge?

Is this a steep roof (steep charge will apply if replacing full slopes/ facets)

What type of shingle is this?

How many vents are on the roof?

What type of vents and jacks are on the roof?

Is there chimney flashing?

Is there apron flashing?

How many layers are on the roof?

Skylights? or other foreign items that you are not familiar with? (take a photo because, if the roofing system has to be replaced, these items may have to be either replaced, or removed and installed?
When scoping for Other Structures:

What type of structure is this?

Does this structure have 4 walls?

Is this structure connected to the dwelling by a sidewalk or breezeway?

Pools? (handled on a case by case basis, based on many factors)

Does this structure sit on a concrete slab?

Is the insured able to pack and take this structure to another location?
When scoping Water Back-ups:

What is the source of the water—did it come from a sump pump or a drain, and where is it located?

Have you researched or identified any prior losses or water issues at this property?

How deep did the water get?
-
Was the water clear or was it sewage/contaminated water?

Is the basement finished or unfinished?

How many rooms are in the basement, and what are the measurements of each room?

What type of wall finish is present—drywall, paneling, or something else?

What type of flooring is installed in the basement?

How many doors are in the basement, and what type of doors are they?

Are there cabinets in the bathroom, kitchen, or utility areas?

Did the water reach the water heater, furnace, or any appliances?

Can you provide a contents inventory or list of any damaged personal property?
